The Facilities Management department of Facilities & Services is seeking applicants for a Supervisor of Operations. Under the general supervision of the Assistant Director, or Operations Coordinator, the Supervisor of Operations organizes, schedules, coordinates, and supervises work assignments in the Operations Unit of the Facilities Management Department. Shall supervise all Senior Campus Service Workers, Campus Service Workers, Maintenance Workers. Responsible for cleaning and maintenance in all buildings assigned. Ensures the completion of all custodial services.

What you'll do:

    • Shall supervise the daily activity of all Campus Service Workers and Senior Campus Service Workers in general and specific building services functions. Shall make frequent evaluations as to the performance of all custodial personnel assigned under their jurisdiction. Shall demonstrate to employees the work methods and operations of equipment as required for safe and efficient performance of their duties. Shall inspect Campus Service Workers assigned facilities and equipment. Coordinates repair work with the maintenance unit. Communicates with students, student staff, and faculty to schedule work and service requests. Shall develop a working knowledge of the physical facilities and supporting equipment such as air-conditioning/heating systems, electrical control panels, lighting and plumbing systems necessary to make minor adjustments from normal operation and correctly respond to possibly emergency situations. Assists the AD in identifying and prioritization of deferred maintenance projects. Interviews applicants and makes recommendations on candidate selection. Works with Operations Coordinator and HR to counseling and discipline employees. Performs annual employee performance appraisals.
    • Supervises the cleaning and maintenance of interior and exterior appearance of all building and grounds.
    • Shall maintain employee time records in accordance with WVU HR, Shared Services and State compensation policy guidelines. Responsible for monitoring the electronic time recording system to ensure that employees are paid correctly, and that their sick and vacation balances are routinely reconciled and remain accurate.
    • Uses various software systems to maintain automated inventory of all furnishings, equipment and supplies. Utilizes electronic work order system to order operational supplies. Ensures materials are received in quantities ordered and periodically checks materials for quality assurance. Monitors personnel budget expenditures to ensure temp, contracted and fulltime staff are not working in excess of available allotment.
    • Monitors material orders by staff to ensure set annual budget is efficiently utilized and that sufficient funds are maintained to cover all 12 months of the fiscal year. Assist Operations Coordinator in forecasting future operational budgets.
    • Routinely monitors electronic work system for work requests. Prioritizes and assigns work orders to staff. Documents results in work order system.
    • Shall arrange work shifts and schedule any special assignments as required to ensure all housekeeping requirements are met. Shall evaluate and select new cleaning products, materials and equipment. Shall conduct frequent inspections of all assigned areas to ensure all work is carried out in proper and orderly manner in compliance with WVU standards. Shall determine requirements for special set-up or arrangements in buildings assigned, through direct contact with sponsoring organizations. Shall be responsible for ordering, securing, and distributing supplies, and submit those requisitions to the warehouse to ensure that all materials are on hand for every job.
    • Continually monitors and makes staffing scheduling adjustments to meet routine facility responsibilities and special WVU sponsored and or community events.
    • Assists in evaluating and selecting new cleaning products, materials and equipment.

    Qualifications
    • High School diploma or GED required OR any equivalent combination of experience and training which provides the required knowledge, skills and abilities.
    • Associates degree preferred
    • 3-4 years
    • Personnel management experience required. Experience supervising 6 or more employees is preferred.
    • Experience in custodial equipment, chemicals and procedures
    • Budget management and purchasing experience
    • Experience using computers and various software programs.

    • 1 to 2 years
    • Experience using electronic time management systems is highly preferred.

      Requirements
      • Knowledge and ability to interpret all appropriate safety codes, electrical codes, etc.
      • Knowledge of warehousing functions.
      • Knowledge of all types of industrial cleaning equipment and power tools, including proper repair and maintenance of such equipment.
      • Must have knowledge of building operations management, general maintenance systems, and housekeeping techniques.
      • Must have supervisory skills and the ability to communicate and resolve employee issues.
      • Must have the ability to develop detailed records and plans to meet operational needs. Possess the ability to prioritize and delegate duties.
        Must have office and organizational skills.
      • Must be able to effectively manage multiple activities and/or projects simultaneously and work in a high change environment.
      • Shall be able to gain a working knowledge and understanding of systems throughout the facilities to include HVAC, plumbing, electrical, light, fire, building security, cable TV, data/telephone, and elevator systems.
      • Must have technical knowledge of blood borne pathogens, molds and hazardous microbes in order to ensure proper disinfection and personal safety.
      • Must be proficient in various computer software programs such as Email, Microsoft excel, Microsoft word, Star and other programs as needed
      • Must have effective written and oral communication skills, and the ability to communicate with individuals from diverse backgrounds.
      • Must have excellent customer and employee relations skills
      • Ability to operate a vehicle
      • Ability to perform mathematical calculations.
      • Ability to maintain positive customer relations in stressful situations and function as an effective team member.
      • Ability to train full-time, student, and temporary employees. Ability to interview and hire a candidate for a position and to recommend disciplinary action of employees when appropriate.
      • Ability to work independently.
      • Ability to understand budget management.
      • Ability to have excellent eye to hand coordination.
      • Ability to hear and interpret sounds in work area and verbal instructions.
      • Ability to use logical problem-solving techniques.
      • Ability to work with multi-craft personnel.
      • Ability to stoop, bend, walk, crawl, etc. over rough or slippery surfaces.
